Move-Out Cleaning Cost in San Diego County (2026)

Move-out cleaning in San Diego County usually runs from about $215 for a small unit to well over $1,000 for a large home. Published local averages for 2026 put a studio or 1-bedroom near $285 and a 2-bedroom near $495. Size, condition, add-ons and neighborhood move the number most. Below you’ll find the price by home size, what changes a quote, what’s included, and what California law says about cleaning and your deposit.
TL;DR
-
Typical 2026 San Diego averages: about $285 (studio/1-bedroom), $495 (2-bedroom), $670 (3-bedroom), $865 (4-bedroom), $1,085 (5+ bedrooms).
-
Coastal areas such as La Jolla and Pacific Beach often run 20 to 35% above other parts of the county.
-
Oven, fridge, carpet and window work is often priced separately, so ask for a written scope.
-
In California, a landlord may deduct only reasonably necessary cleaning to return the unit to its move-in cleanliness, not for normal wear and tear.
-
At Mexi Maids you get a flat-rate quote before we start, and a reclean guarantee if something is missed.

What move-out cleaning costs in San Diego County
San Diego is an expensive place to hire cleaners. One local price guide reports that cleaning prices here run 45 to 60% above the U.S. average, pointing to higher minimum wages, cost of living and demand from coastal vacation rentals.
For comparison, a national guide updated in 2026 puts the average move-out clean at $200 to $400, or roughly $0.20 to $0.45 per square foot. An older national guide gives a $110 to $650 range with a $360 average. San Diego quotes sit above both, which matches what we see on the ground.
So plan on the local figures, not the national ones. The overall San Diego range reported for 2026 is $215 to more than $1,400, and where you land depends mostly on the points below.

Move-out cleaning prices by home size
Bedrooms are the easiest way to estimate. The table uses the 2026 San Diego averages from the same local price guide. Treat them as a benchmark for a standard clean, not as a quote.
| Home size | Typical San Diego average (2026) |
|---|---|
| Studio or 1-bedroom | $285 |
| 2-bedroom | $495 |
| 3-bedroom | $670 |
| 4-bedroom | $865 |
| 5-bedroom or larger | $1,085 |
The jump from a 1-bedroom to a 2-bedroom is bigger than most people expect. That’s because a second bedroom usually brings a second bathroom, more closets and more floor. Bathrooms and the kitchen are the slowest rooms to bring up to move-out standard.
Our own house cleaning page lists move-in/move-out cleaning at $79 one-off. Your final price is a flat-rate quote that reflects your home’s size and condition, so you know the total before we arrive and nothing changes at the door. For our full breakdown, see our guide to move-out cleaning cost in San Diego.
What raises or lowers your quote
Two homes with the same bedroom count can be quoted very differently. These are the factors that matter.
Size and layout
More bedrooms, bathrooms and surfaces mean more labor. A guide from Bob Vila notes that houses can cost more than apartments when stairs, garages or extra bathrooms add work.
Condition
A unit lived in lightly for a year is a different job from one with years of grease on the range hood, soap scum in the shower and pet hair in the baseboards. Heavy buildup means more time, and time is what you pay for. A move-out clean that needs deep-clean effort is priced like one.

Neighborhood
Coastal areas such as La Jolla and Pacific Beach often carry a 20 to 35% premium over the rest of the county. If you’re in La Jolla, see our page on move-in/move-out cleaning in La Jolla.
Add-ons
A basic clean and a full move-out scope are not the same. Extras such as carpet cleaning, windows, and tile and grout can carry fees on top. Ask which of these are in the quote:
-
Inside the oven
-
Inside the refrigerator and freezer
-
Inside cabinets and drawers
-
Interior windows and window tracks
-
Carpet cleaning or shampooing
-
Wall spot-cleaning
-
Garage or balcony
We can also clean ovens, refrigerators and carpets as separate services, so you can add only what your walkthrough needs.
Timing
The last days of the month are the busiest for move-outs. Booking early gives you a wider choice of days and a better chance of fitting the clean between the movers leaving and your final walkthrough.
What a professional move-out clean includes
Scope varies between companies, which is why a lower quote isn’t always a better deal. According to the Bob Vila guide, a professional move-out clean commonly covers dusting and disinfecting surfaces, vacuuming and mopping, and kitchens and bathrooms. Move-out scope usually goes further, with cabinets and drawers, appliance interiors, baseboards, window tracks and wall spot-cleaning.
The same guide says carpet shampoo, interior windows, heavy stain treatment and some appliance or wall work may be priced separately.
Here is how that looks room by room:
-
Kitchen: inside and outside of cabinets, appliance interiors, stovetop and range hood, sink and fixtures, countertops, floors.
-
Bathrooms: toilets, tubs and showers (including soap scum and hard-water buildup), vanities, mirrors, floors.
-
Bedrooms and living areas: closets and shelves, baseboards, doors and door frames, light switches, vents, floors.
-
Throughout: window sills and tracks, ceiling fans, blinds where reachable, trash removal from the cleaning itself.
We’ve put every item landlords tend to check into our 47-item move-out cleaning checklist. Use it to cross-check any quote you get, ours included. If a smoke or pet odor is the issue, mention it when you request your quote so it’s scoped properly. This guide to smoke smell removal room by room explains why odors in soft surfaces and air need separate attention from surface cleaning.
Military moves
If you’re a service member moving out of base housing, ask for a written scope that matches the housing inspection checklist. Local guides describe this as PCS cleaning, and a written scope keeps the clean aligned with what the inspector looks for.
What California law says about cleaning and your deposit
Most people search for this cost because they want the full deposit back. Here is what the law says.
Under California Civil Code section 1950.5, a landlord can use the security deposit for cleaning that is necessary to return the unit to the same level of cleanliness it had at move-in. Ordinary wear and tear is excluded, and deductions must be reasonably necessary.
That means two things in practice:
-
You aren’t required to hand back a unit cleaner than you received it.
-
A landlord can’t charge a flat “cleaning fee” for work that wasn’t needed. The City of Santa Monica notes that any money collected at the start of a tenancy is legally a security deposit, whatever it is called.
The code was last listed as effective January 1, 2026. Laws change, so confirm the current text, and if a dispute arises, talk to a local tenants’ rights organization or a lawyer.
Ask for a pre-move-out inspection
This is the most useful and least used protection. Section 1950.5 lets you request an initial inspection no earlier than two weeks before your tenancy ends, so you can fix any deficiencies the landlord identifies before final deductions.
Use it like this:
-
Send the request in writing as soon as you’re inside the two-week window.
-
Walk the unit with the landlord or manager and note every item they flag.
-
Book your cleaning for after that inspection, so the crew works from a real list.
-
Photograph every room with dated photos once the cleaning is done.
Landlords inspect with a trained eye, and not only for cleanliness. A landlord-side guide on inspecting HVAC before tenant move-in shows how detailed a unit-condition check can get, which is a good reason to take your own photos. Dated photos taken right after cleaning are a common recommendation for protecting against unfair deductions.
Do it yourself or hire a crew?
For a studio you may manage a thorough clean in a weekend. For anything larger, the hours add up fast, and you’re also dealing with packing, movers and utilities shutoffs. The usual weak points are oven interiors, shower glass and grout, and the tops of cabinets and baseboards, because they take time and the right products.
We’ve covered the trade-offs in our post on whether a move-out cleaning service is worth it. The short version: if your deposit is large and your date is fixed, a professional clean with a written scope and a guarantee protects both.
How to get an accurate quote
Have this ready before you ask any company for a price:
-
Bedrooms, bathrooms and approximate square footage.
-
Whether the unit is empty (it should be) and whether it’s carpeted or hard floors.
-
Any heavy buildup, pet hair, smoke or mold spots.
-
The add-ons you want, such as oven, fridge or windows.
-
Your move-out date and the time of your final walkthrough.
Then ask each company whether the price is flat or hourly, what’s excluded, and what happens if the landlord finds a missed spot. Our guide on move-in vs. move-out cleaning also helps if you’re cleaning for the next place too.
Our perspective
Most deposit disputes come from small things: the oven, the shower track, the inside of a cabinet. A hurried clean misses exactly those spots, and that’s where a deduction starts.
We built Mexi Maids because San Diego cleaning often felt expensive but impersonal. Our crews are trained and background-checked, and we bring authentic Mexican hospitality to the job: careful, attentive and honest about the price.
That’s why we quote a flat rate up front, work to your move-out date, and reclean if something is missed. For a move-out, the best price is the one that gets your keys handed back without an argument.

FAQ
How much should I budget to clean a 2-bedroom apartment when moving out in San Diego?
A 2-bedroom averages about $495 in 2026 in local pricing. A clean unit with no add-ons can come in below that, and a heavily used one or one in a coastal neighborhood can come in above it. A flat-rate quote based on your details is the reliable answer.
Can a California landlord charge me for cleaning?
Yes, but only for cleaning reasonably necessary to return the unit to its move-in level of cleanliness. Ordinary wear and tear can’t be deducted. Request the pre-move-out inspection so you can fix issues first.
How much cleaning do I need to do before moving out?
Leave the unit as clean as you found it, with floors, kitchen, bathrooms, appliances and cabinets cleaned and nothing left behind. Our move-out checklist lists every item. If you can’t do it all, a professional crew can finish the job.
Should I tip a cleaning crew?
Tipping is optional and not expected at Mexi Maids. If your crew did a thorough job under a tight deadline, a tip is a kind way to say thanks, but it never changes the quality of service.
